In the first session the experts made an analytical cross-section on each of the segments and shared their thoughts on future prospects, while in the second session they focused on specific business models, challenges and trends in property development and management.
Gleb Ivanov, Deputy CEO of Metrika Investments, participated in the second session. During his speech, he drew the attention of the guests to the fact that the rates should increase by 20-25% in order for an investor to be interested in buying a property at the prices that are available now. According to his estimates, the capitalisation rate is now about 9%. Therefore, it may be more interesting to invest in service offices or redevelopment projects. Returning to classic offices, the rates are still growing, and the percentage of annual indexation is also growing - 7-10%. But so far this is not enough. There are concerns about the objects planned for commissioning from the point of view of further management, investors would like to see more classical institutional buildings.
