Anton Melnikov, CEO and member of the Board of Directors of Metrika Investments, about the relevance of Class A+/Premium offices during the "distant" period and reduction of vacancy in the office segment over the past year in CRE magazine:
"Tenants are not reducing "high status" meters, - says Anton Melnikov. - During pandemic period large companies have already made the necessary reorganization, tested remote working format, returned to the office partially or completely. However, all internal perturbations did not lead to the reduction of office space. Now businesses, on the contrary, are assessing the rate of development in the long term and working out a strategy for the next years, including the required number of meters and finding new ones in case of staff expansion."
"Large tenants are trying to build a long-term office location strategy, so ecosystems of companies are consolidating and pulling together in single business locations. Most medium and large companies need a "status" office, headquarters in general. However, some of them still partially decentralize location of some internal divisions due to IT infrastructure - they create back offices, branches outside the city".
