First deal in Metrika FLEX service office pilot - Trubnaya 14

Metrika Investments has signed a long-term lease agreement with a mono-tenant in its pilot project Metrika FLEX - Trubnaya 14, located on Tsvetnoy Boulevard.

The tenant will occupy the entire service office space in a detached mansion on the first line of Trubnaya Street in the center of Moscow. The new office with the area of 1 047,4 sq. m is designed for 183 workstations and 21 parking lots in the underground mechanized parking. The contract was signed for 5 years; the company moves into the new space in early June. CORE XP acted as a consultant for the deal.

Office space Metrika FLEX Trubnaya 14 is designed in accordance with the latest office solutions and trends, which despite its small size allowed to meet the tenant's needs for maximum space efficiency through the use of non-fixed worksites and competent zoning of the rooms into quiet boxes for individual work and more creative spaces for team work. The deal is in line with current trends in office real estate. Together with IND Architects, Metrika Investments' project team managed to create a convenient mixed-use space.

Anna Filippova, Leasing Director, Metrika Investments:

"As a professional player in the office real estate market, we see how dynamically the approaches to the use of office space and its efficiency are changing, and like many of our fellow developers we decided to go in the direction of service offices. When creating the space Metrika FLEX Trubnaya 14, we tried to accumulate all the latest trends in the flexible office space market and create the most comfortable and productive working conditions for our future tenant.

In our opinion, the team managed to deliver a quality product in a short and challenging time for the market. The lease was signed before the site was ready, which suggests that high-quality flex-spaces with a good location, a competent approach to the product, implementation and marketing will remain popular among users and will probably be more in demand in the current market situation. We continue to look positively in this direction.

Maria Novikova, director, owner services, office real estate department, CORE.XP:

"The market is currently positively accepting flexible office space formats. According to analysts of CORE.XP, this trend will only strengthen and gain momentum in 2022-2023.

Julia Hapkina, Chief Architect, IND Architects:

"The task of designing a versatile, high-quality workspace for employees of all fields in a building with original and unconventional architecture in the heart of the city seemed to us immediately incredibly fascinating. The radius elements of the building formed the basis of the planning structure of the office - around the oval central elements the workspace opens up. Since the office must be prepared for any format of work, we designed several different types of workspace: high and low desks, secluded focal areas, and soft zones. The choice of color and finish materials is also based on the façade: the interior is dominated by ochre and pistachio tones, accentuated by wood and black matte elements. The project was implemented particularly well thanks to Metrika Investments' team of professionals: we received a competent terms of reference from the very beginning, as well as feedback at every stage.

The format of service offices is becoming more and more firmly established and is positioned as one of the most relevant in the commercial real estate market. The convenience of flexible offices is attracting more and more interest due to the trend towards office space optimization, where the focus is on comfortable and properly organized work areas with a flexible approach to tenant requirements.

According to CORE.XP, companies are trying to avoid any capital costs as much as possible when moving into a new office. Accordingly, the share of large flexible office space operators is increasing. According to CORE.XP forecasts, this trend will continue during 2022 against the background of unstable economic situation.
